What Is a Block & Base Foundation?
Block-and-base foundations are common in older Houston-area homes. The structure sits on a network of concrete or masonry blocks ("piers") topped with wood pads or sills ("base") that support the floor beams above. It's a simple, cost-effective design — but after decades, the blocks shift, the wood bases rot, and the whole structure needs realignment.
Common Problems We Repair
- Cracked or shifted blocks — soil movement, water intrusion, or foundation overload.
- Rotted wood bases (sills/shaker sills) — moisture damage from poor drainage or crawlspace humidity.
- Sagging or sloping floors — settled blocks dropping support points unevenly.
- Pulled or twisted framing — long-term movement that's distorted the structure above.
- Visible separation between blocks and beams — gaps that mean your structure is no longer fully supported.
Our Approach: Targeted Repair, Not Tear-Out
A lot of contractors will tell you a block-and-base foundation needs to be completely replaced or converted to slab. That's almost never true. Most of the time, the structure can be restored — at a fraction of the cost — with engineered, targeted repair.
We replace damaged blocks, rebuild rotted bases with permanent materials, level the structure with hydraulic jacks, and add additional support points where the original design fell short. We use engineering calculations to make sure the load is properly distributed so other areas don't fail next.
Older home? Don't let anyone tell you "it's too far gone."
We've restored block-and-base foundations on homes that were 80+ years old. The right repair, done right, can extend the life of these foundations for decades more.
What Repair Looks Like
- Inspection — we evaluate every block, base, and beam in the affected zone.
- Engineering plan — written estimate with diagram showing what's being replaced or reinforced.
- Stabilization — we shore the structure with temporary support before replacing damaged components.
- Replace blocks & bases — damaged components are removed and replaced with engineered, durable materials.
- Re-level — hydraulic jacks bring the structure back to true level.
- Final lock-off & warranty — permanent supports installed, work documented, lifetime warranty issued.
