How do I know if I have a foundation problem?
Common signs include cracks in walls or brick (especially stair-step cracks), sticking doors and windows, sloping or uneven floors, gaps along baseboards or where walls meet ceilings, and water pooling near the foundation. Hairline cracks may be cosmetic; wider or growing cracks usually are not. Full list of warning signs.
How much does foundation repair cost in Houston?
It depends on the foundation type, the extent of damage, and the repair method. Typical residential slab repair runs $4,000–$15,000. Pier and beam can be similar or higher. Free inspections give you an exact written quote. Full cost guide.
Is the inspection really free?
Yes. No travel charge, no obligation, no high-pressure sales. We come out, take measurements, and give you an honest assessment. If you do not need work yet, we tell you that.
How long does foundation repair take?
Most residential repairs are completed in 1–2 days. Larger jobs (extensive perimeter underpinning, commercial work) can take longer. From first call to finished repair is typically 1–2 weeks.
What is the lifetime transferable warranty?
If your repair ever shows the same issue again, we come back and fix it at no charge. If you sell your home, the warranty transfers to the new owner. Full warranty details.
Do you offer financing?
Yes. We offer 0% promotional financing and extended payment plans through our financing partners. Quick online application with usually instant approval. Financing options.
What is the difference between push, helical, and driven piers?
Push piers are pushed into the ground hydraulically until they hit stable soil — best for most residential slab work. Helical piers screw in for added grip in lighter loads or limited-access areas. Driven piers are hammered in for heavy loads, common in commercial work. We pick the right one for your specific situation.
Will repair damage my landscaping?
Some excavation is unavoidable around pier locations — typically 2x3 foot access holes. We minimize disruption, restore the area as much as possible, and protect what we can. Plants directly over a pier location may need to be temporarily moved.
Will I need to leave my home during the repair?
No. You can stay in your home during the work. There will be some noise from hydraulic equipment and we will be in your yard, but the inside of the house is largely unaffected.
What happens to cracks in my walls after repair?
Once the foundation is stabilized, the cracks stop moving. Cosmetic repair (sheetrock patching, paint touch-up) is separate from the structural foundation work. Many customers wait a few months after repair before doing cosmetic patching to make sure everything has settled.
Do I need a permit?
In most City of Houston jurisdictions, foundation repair requires a permit. We handle the permitting process for you as part of the job — you do not need to file anything yourself.
How does Houston soil affect foundations?
Houston sits on expansive clay soils that swell when wet and shrink when dry. This constant cycle — wet seasons, droughts, plumbing leaks, poor drainage — causes foundations to settle unevenly over time. It is the #1 reason foundations fail in our area. Drainage management is critical to long-term stability. Drainage solutions.
Can foundation problems be prevented?
Yes — mostly through moisture management. Keep gutters clean and water flowing away from the foundation. Avoid letting trees plant roots near the slab. Maintain consistent soil moisture during droughts (a soaker hose around the perimeter helps). And fix plumbing leaks immediately.
Are you licensed and insured?
Yes, fully licensed and insured. Plus BBB Accredited (since 2021), 25+ years in business, family-owned, and Houston-based.
Do you do commercial foundation work?
Yes — tilt-wall structures, commercial warehouses, multi-family buildings, multi-story commercial, retail spaces, historical structures, and industrial facilities. Engineered solutions designed around your operations. Commercial services.
How quickly can you come out for an inspection?
Usually within a few days. Emergency situations (active flooding, severe damage, real estate transactions) can be same-day or next-day. Just call.
