French Drains

A French drain is a perforated pipe in a gravel-lined trench that intercepts groundwater and directs it away from your foundation. Best for properties that have low spots, slope toward the house, or sit downhill from neighbors. Installed properly, a French drain can resolve chronic water issues for decades.

Surface Drainage Correction

Sometimes the fix is simpler: regrading the soil so water flows away from the foundation, extending downspouts, removing landscape features that trap water against the slab, or installing decorative swales. We assess your specific water flow patterns and recommend what will actually help.

Root Barrier Installation

Tree roots are a major cause of foundation movement — they pull moisture out of the soil right next to the slab, causing localized shrinkage. A root barrier is a vertical sheet (typically PVC or fiberglass) installed in a trench between the tree and the foundation. It does not kill the tree; it just redirects roots. Recommended whenever a large tree is within 20 feet of your foundation.

Gutter and Downspout Optimization

The cheapest "drainage solution" is making sure your gutters work and downspouts discharge well away from the foundation. We routinely find downspouts dumping water within a foot of the slab — a fixable problem that prevents thousands in future damage.

Maintaining stable soil moisture around your foundation reduces the constant swell/shrink cycle that drives most slab settlement. Drainage work is preventive maintenance for your foundation.

When Drainage Alone Is Not Enough

If your foundation has already moved — cracks are widening, doors are sticking, floors are sloping — drainage alone will not undo the damage. You need structural repair first. But pairing structural repair with drainage correction is the best way to keep the problem from coming back.
